How does the valuation tool work?

Our AI model analyzes thousands of properties for sale in Madrid to estimate the most likely price of your property. It uses a Random Forest algorithm with 200 decision trees, trained with real data and automatically retrained every week to reflect current market conditions.

The valuation takes into account location (district and neighborhood), floor size, number of rooms, floor level, elevator availability and exterior orientation. Additionally, adjustments are applied for features such as terrace, garage, renovation condition and energy certification, based on typical market premiums in Madrid.

The result includes a confidence band (10th-90th percentile) that reflects the actual price dispersion in the area. The more comparable properties available, the narrower the band and the more reliable the estimate.
